Do I need planning permission for an extension or garage conversion?
Many single-storey rear extensions and most garage conversions fall under permitted development in Wales, which means no planning application is needed — but the limits on height, depth and materials are specific, and a conservation area or a previously extended property changes the answer. Either way, the work still needs building regulations approval. We will tell you honestly which camp your job falls into at the quotation stage, and we deal with Caerphilly County Borough Council's building control inspections as part of the job.
How long does a full house renovation take?
A full renovation of a typical three-bedroom house usually runs between six and twelve weeks, depending on how much structural work is involved and how quickly decisions and materials land. We have completed whole-house refurbishments in under eight weeks where the programme was tight. The realistic answer for your property comes after we have walked round it — we would rather give you a date we can hold than a date that sounds good.
Are you insured?

Do you handle structural work and RSJs?
Yes, and it is one of the things we get called in for most. We arrange the structural engineer's calculations, set the temporary support, install the beam on properly sized padstones, and close the opening back up. We are regularly asked to step in where another company has started an opening and could not finish it — if your project has stalled at that stage, it is usually straightforward for us to pick up.
What areas do you cover?
We are based in Penyrheol, Caerphilly and work throughout the Caerphilly county borough — Bedwas, Machen, Llanbradach, Abertridwr, Senghenydd, Ystrad Mynach, Bargoed, Blackwood, Risca and the surrounding villages — plus the northern edge of Cardiff around Thornhill, Lisvane and Rhiwbina. Will you clear up after yourselves?
Yes, and we would rather be judged on it. The site gets cleared and swept at the end of every working day, waste is removed rather than stacked in your garden, and the finished job is snagged before we ask you to sign it off. Can you finish a job another builder has left?
Yes. It is a significant part of what we do, and there is no judgement in it — it happens far more often than people admit. We will come out, look honestly at what has been done, and tell you what needs putting right before the job can move forward. Sometimes that is uncomfortable to hear, but it is better heard before you spend more money.
